At CHONKA PROJEKT
(CP), quality is behind everything we do. CP is recognized as one of the leaders in
construction quality assurance, setting the benchmark for quality. This is
accomplished by a commitment to continuous measurable improvement throughout the construction process,
conveyance of clear standards to every employee, and successful field
implementation. CP’s Quality Assurance mitigates risk and provides you with a
superior building that will endure for years to come.
CP’s Building
Envelope Conformance Program outlines the specific
set of procedures to ensure that separate building assemblies are installed
according to the contract documents, local codes and customs and standards of
the industry and Manufacturers. The
Program includes continuous on-site inspections and a verification process
which proactively records, measures and conveys the quality conformance of
placed work.
Major program elements in construction include:
Priority Determination: Identifying the
key areas of envelope construction where performance will be most critical to assure
a "zero defect" project as well as assignment of the best qualified field
people to these areas.
Project Specific Inspection Criteria (Critical Inspection
Points): Development of inspection criteria - specific
to each envelope assembly, with focus on critical, high priority areas. This selected criteria forms the basis of the
envelope inspection process and is used as the templates for the QA Mobile data
capture system.
Mock-Up
and Testing Protocol: Identify
all systems and components that should be tested and/or assembled before actual
envelope construction. Confirm
acceptability and refine inspection checklists for field use. Mock-ups are digitally recorded for use during
and after the completion of the assembly and to refer to by new team members.
Quality
Orientation: To explain the CPQA Program and
provide clarification to all Trade and field personnel. This usually is held before
the first pre-construction meeting.
Field Inspections & Documentation: Scheduled
envelope field inspection by 3rd Party technician, using the project specific
Critical Inspection Points on the CPQA Mobile database and reporting tools. The 3rd party senior manager audits the field
technician’s activities and discusses project performance.
Quality Review Meetings: To
assure continued measurable quality improvement. CPQA schedules meetings with senior
field personnel to review and discuss trends and findings of field inspections
making adjustments in the process where necessary.
Pre-Assembly Meetings and First-Work Kick-Offs: Required
Contractor, and subcontractor meetings held before construction of each
envelope assembly to vet final constructability and/or coordination issues. Pre-assembly meetings include: Slab on
Grade/Elevated Slabs; Skin (EIFS, Stucco, Stone, Windows, etc.) and;
Roofing. The day that “first work”
begins on each envelope assembly, the work process is to critically assed and the
various CPQA checklists, protocols and flow of the work as it is being
initially placed. Adjustments and fine-tuning to tools and protocols are made.
First work to include SOG's, Elevated Slabs; Skin Assemblies and Roofing
assemblies.
QA Wrap-Up / Summary: A
debriefing when the project is completed to review overall CPQA metrics and
trends - what was done right and what could be done better; to produce a
document that becomes a learning reference for future projects. Used to assure a continuous improvement
process.
Warrantee Inspections: Review
status and performance of project as it relates to warrantee obligations,
tracking loose items and progress reporting of issues.
